Asking price vs estimate calculator
Calculate the dollar and percentage gap between an asking price and your estimate, with optional repair cash outlay and cached market context.
How to use this tool
- Enter the asking price and your external or personal estimate. Neither is treated as verified market value.
- Optionally add a repair budget. It is added to acquisition cash outlay; the estimate itself is not automatically reduced again.
- Optional cached local context can help you review recent micro-market observations and broader trends. It never changes this arithmetic.
Frequently asked questions
What can an automated estimate miss?
An automated estimate may not fully capture the individual home's condition, detailed repair scopes, recent micro-market changes, or local labor and permit costs. Review comparable sales, inspections, and market context; this tool does not invent an adjustment for missing information.
Does asking above an estimate mean the home is overpriced?
No. The gap is arithmetic, not a valuation verdict. Estimate coverage, timing, condition assumptions, and the individual comparable sales can differ.
How do repairs enter the calculation?
The tool shows asking price plus your optional repair budget and its gap from the unchanged estimate. If the estimate already reflects condition, automatically deducting repairs from it again could double count.
Can I include local market context?
Yes, if cached observations exist for the selected city or ZIP and exact property type. Follow the market-page link for historical price, supply, and broader economic or employment context. Regional and national employment or industry series are not observations of local tech hiring. Local labor and permit costs require separate quotes; none of these observations modifies the estimate gap.
