Pre-offer calculator

Compare an asking price with historical local sale-to-list anchors, with days-on-market and competition context.

How to use this tool

  1. Enter an asking price and choose a city or ZIP with an exact home type.
  2. The tool needs at least three distinct calendar-month observations from a compatible cached source window. It uses up to twelve monthly observations, equally weighted.
  3. Compare the historical lower, middle, and upper anchors with comparable sales and the home's condition. DOM and reported competition provide context, not automatic price adjustments.

Frequently asked questions

Is this a property valuation or a recommended bid?

No. The range multiplies your asking price by historical aggregate sale-to-list percentiles. It is not an individual home valuation, recommended offer, or acceptance probability.

Why might a range be unavailable?

The exact city or ZIP and home type need at least three compatible calendar-month sale-to-list observations. Missing data, a rolling window, or another home type does not justify a fabricated range.

Do days on market and competition change the calculation?

No numerical adjustment is invented. Listing days are compared with the actual cached median when available; reported competition helps describe conservative and more aggressive comparisons.
