OfferLens Terms of Service
These Terms govern your use of OfferLens. By creating an account or using the service, you agree to these Terms and to the OfferLens Privacy Policy.
1. What OfferLens Provides
OfferLens is a property research and offer-practice tool. The service may combine user-provided property information, public or licensed market datasets, local database records, deterministic scoring rules, and model-generated text to help users understand pricing signals, market trends, and possible offer strategy.
OfferLens is not a real estate broker, appraiser, lender, financial adviser, legal adviser, tax adviser, or home inspector. Reports, estimates, factor notes, charts, alerts, and offer practice feedback are informational decision-support only. They are not an appraisal, a guarantee of market value, a guarantee of sale price, a recommendation to buy or sell, or a substitute for professional advice.
2. Account Registration and Legal Acceptance
You must provide a valid email address and password to create an account. During signup, you must affirmatively accept the current Terms of Service and Privacy Policy. OfferLens records the accepted document versions, acceptance time, signup source, IP address, and browser user agent so that the service can maintain an auditable record of your consent.
You are responsible for keeping your login credentials confidential and for all activity under your account. You agree to notify us if you believe your account has been compromised.
3. User-Provided Property Data
The service is designed for users to enter property addresses, city, state, ZIP code, property type, listing price, square footage, lot size, inspection observations, renovation needs, personal preferences, offer practice inputs, sale outcomes, notes, and feedback. You authorize OfferLens to store, process, display, analyze, and reuse this user-provided data to provide the service, generate reports, improve pricing and product quality, troubleshoot errors, maintain security, and develop new features.
You represent that you have the right to submit the information you provide. Do not submit confidential, restricted, proprietary, personal, or third-party data unless you have the right to provide it and permit OfferLens to use it under these Terms and the Privacy Policy. Do not bulk upload MLS exports, broker-only data, private listing databases, or other data that is subject to contractual restrictions unless those restrictions allow the intended use.
4. License to User Content
You retain ownership of information you provide. You grant OfferLens a non-exclusive, worldwide, royalty-free license to host, store, reproduce, process, analyze, create derived calculations from, display to you, and otherwise use your submitted information as necessary to operate, secure, maintain, improve, and support the service. This license continues for as long as needed for those purposes and as permitted by law.
5. Market Data, Third-Party Sources, and Estimates
OfferLens may use third-party, public, government, commercial, or locally cached market data. These sources can be incomplete, delayed, stale, inaccurate, unavailable, or limited by geography, property type, source coverage, or licensing terms. OfferLens does not promise that any dataset, estimate, comparison, chart, ZIP ranking, city ranking, factor note, or model output is accurate, complete, timely, or fit for a particular transaction.
You are responsible for independently verifying property facts, listing information, sale history, tax records, permits, inspection findings, school assignments, zoning, rent rules, comparable sales, financing terms, and any other facts that matter to your decision.
6. Offer Practice and Training Features
Offer Practice is an educational tool meant to help users build pricing intuition by recording practice offers, reasons, property observations, and later sale outcomes. It is not a promise that a specific offer price is appropriate, competitive, accepted, or financially prudent. Market behavior can change quickly, and sellers, agents, financing, contingencies, property condition, disclosures, and buyer competition can materially affect the real outcome.
7. Acceptable Use
You agree not to:
- Attack, overload, scrape, reverse engineer, or disrupt the service.
- Bypass authentication, authorization, rate limits, security controls, or usage limits.
- Submit malware, unlawful content, misleading content, or content that violates third-party rights.
- Use the service to make automated high-volume decisions without independent review.
- Use the service in a way that violates law, contract, real estate rules, data-source rules, or professional obligations.
8. Privacy and Security
The Privacy Policy explains what information OfferLens collects, how it is used, how it is stored, when it may be disclosed, and what choices may be available. By using the service, you consent to the collection and use of information as described in the Privacy Policy.
OfferLens uses reasonable technical and organizational safeguards, but no system is perfectly secure. You should avoid entering highly sensitive information that is not needed for property analysis.
9. Changes to the Service or Terms
OfferLens may change the service or these Terms over time. If a material change requires renewed consent, the service may ask you to accept updated Terms or Privacy Policy language before continuing to use account features.
10. Disclaimers
The service is provided "as is" and "as available." To the maximum extent permitted by law, OfferLens disclaims warranties of accuracy, completeness, merchantability, fitness for a particular purpose, non-infringement, uninterrupted availability, and error-free operation.
11. Limitation of Liability
To the maximum extent permitted by law, OfferLens will not be liable for lost profits, lost opportunities, transaction losses, financing losses, data loss, indirect damages, incidental damages, consequential damages, special damages, punitive damages, or decisions made in reliance on the service. Your sole remedy for dissatisfaction with the service is to stop using it.
12. Termination
OfferLens may suspend or terminate access if you violate these Terms, create security or legal risk, misuse the service, or if continuing to provide the service is not feasible. You may stop using the service at any time.
13. Contact
For questions or feedback, use the in-product Contact Us feature after signing in. If you cannot access your account and need to make a privacy request, email [email protected], preferably from the email address registered to the account.
